Some homes are a hard sell in photos. The layout is good and the location is right, but dated kitchens, worn floors and tired finishes are all buyers see. Many of them scroll past without imagining what the home could become.
Virtual renovation shows them. Designers digitally update a room’s finishes and features so buyers can see the home after improvements, without anyone lifting a hammer.
Virtual renovation vs. virtual staging
Virtual staging adds furniture and décor to a room. Everything it adds could be carried out of the front door.
Virtual renovation changes the room itself. Typical updates include:
- New flooring
- Updated kitchen cabinets, countertops and backsplashes
- Modern bathroom finishes
- New wall colours and lighting fixtures
- Updated fireplaces, trim and built-in features
The two are often combined: renovate the room, then stage it so buyers see a finished, lived-in result.
When to use it
- Fixer-uppers and estate sales, where the home needs work and the listing has to show why it’s worth it.
- Investors and flippers who want to market a property before or during the work.
- New developments and pre-construction, to show finish options on an existing shell.
- Dated homes in good areas, where buyers need help seeing past the 1990s kitchen.
Pricing at roOomy
- Photo virtual renovation: $139 per photo, with complimentary rework so you can request changes.
- Matterport virtual renovation: custom quote, typically $0.70 to $1 per sq. ft. Additional charges may apply for spaces under 700 sq. ft., depending on how many scan points need renovating.
Full details are on the pricing and order page.
Present it honestly
Renovation images show a possibility, not the home’s current condition. To keep buyers’ trust:
- Always show the original photo next to the renovated version.
- Label renovated images clearly, for example “Virtual renovation concept” in the caption.
- Mention it in the description: “Photos 4 to 6 show a possible kitchen and bathroom update.”
- Don’t use renovation images as the only photos of a room.

Tips for better renovation concepts
- Be realistic. Show updates that a typical buyer could actually afford for that property. A modest refresh is more convincing than a luxury makeover on a starter home.
- Pick a style that suits the house. A Transitional or Contemporary update fits most homes; match period details where they exist.
- Focus on the rooms that matter. Kitchens and bathrooms are usually where renovation images have the most impact.
- Pair renovation with a contractor estimate if you have one. Buyers who can see both the result and the rough cost are more confident making an offer.
