Virtual Staging vs. Traditional Staging: Cost, Speed and When to Use Each

An empty room photographs badly. Without furniture there is nothing to show scale, no sense of how the space flows, and buyers scrolling a listing on their phone tend to move on. Staging fixes that, and in a 2023 survey by the National Association of Realtors, 81% of buyers’ agents said staging made it easier for buyers to picture a property as their future home.

The question for most agents is not whether to stage, but how. Here is how virtual staging and traditional (physical) staging compare, and when each one makes sense.

What each option actually involves

Traditional staging means renting real furniture and décor, having it delivered and arranged by a stager, photographing the home, and keeping the furniture in place for showings until the property sells or leases. You then pay to have it removed.

Virtual staging means photographing the empty rooms and having designers add photorealistic furniture and décor digitally. The property itself is never touched. You get finished images to use in your listing, on portals and on social media.

Cost

Physical staging is priced per project and usually includes design, furniture rental for a minimum period, delivery, setup and removal. For a whole home it typically runs into the thousands of dollars, and the bill keeps growing if the listing sits on the market longer than the rental period.

Virtual staging is priced per photo. At roOomy, a virtually staged photo costs $49, or $69 with complimentary rework if you want design changes after the first version. Staging the six or eight rooms that matter most in a listing costs a few hundred dollars, a small fraction of a physical staging budget, and there is no monthly rental to worry about.

Speed

Physical staging depends on the stager’s calendar, furniture availability and the logistics of moving furniture in. It can take days or weeks to arrange.

Virtual staging starts as soon as you have photos. roOomy’s photo staging is delivered in 24 to 48 hours after ordering, so the listing can go live with staged images on day one rather than waiting for furniture.

Flexibility

This is where virtual staging has an advantage that physical staging cannot match:

  • Multiple styles for one room. You can show the same living room in a Modern look for one audience and a Farmhouse look for another.
  • Different uses for the same space. A spare room can be shown as a home office or a nursery.
  • Furniture removal and renovation. Occupied or dated homes can be virtually emptied and restaged, or shown with updated finishes. roOomy offers furniture removal for $40 per photo and virtual renovation for $139.
  • No wear and tear. Nothing is moved in or out of the property.

Where physical staging still wins

Virtual staging is a marketing tool for photos and tours. It does not change what buyers see when they walk through the door. Physical staging still makes sense when:

  • The property is a high-end listing where in-person showings carry most of the weight.
  • You expect a lot of open-house traffic from buyers who have not seen the photos.
  • The seller is willing to pay for it and the furniture can stay until closing.

Many agents combine the two: virtual staging for the listing photos and online marketing, and light physical staging (or none) for showings.

A note on disclosure

Virtually staged photos should be clearly labeled as such, and they should never hide or misrepresent permanent features of the property, such as damaged floors, views or room dimensions. Many MLSs have specific rules about this, so check yours. A common approach is to include an unstaged version of each staged photo in the listing and add “virtually staged” to the caption.

Which should you choose?

Virtual staging Traditional staging
Typical cost Per photo ($49–$69 at roOomy) Thousands per home, plus ongoing rental
Time to ready 24–48 hours Days to weeks
Styles per room As many as you like One
Helps in-person showings No Yes
Works for occupied homes Yes, with furniture removal Only after the owner moves out

For vacant listings, rentals, new developments and any property where most buyers first meet the home online, virtual staging gives you most of the benefit for a fraction of the cost and time.
